Residents of Pacific Grove will vote on Measure F on Nov. 6, which would modify the building’s zonin

Hotel developer Drake Leddy presented a scaled-down version of his hotel project planned around the Holman Building on Oct. 17, hoping that concessions made to public concern will allow the project, deemed vital by the city's leaders, to move forward.
The new project, as presented by Leddy, would be a 211-room hotel, with 18 suites to be placed in the Holman Building. The structure would extend out from the fourth floor of the Holman Building, about 65-feet high and then gradually step down in height until it was only 30 feet above Grand Avenue. A fine restaurant would be located in the penthouse atop the Holman Building, as it historically was; banquet rooms would be placed on the fourth floor of the Holman and the first floor would be open for retail shops. The basement would be used as a laundry. Leddy, the CEO of Presidian Destinations in San Antonio, best car rental deals in new zealand Texas, said he also plans for a "green" roof garden.
Residents of Pacific Grove will vote on Measure F on Nov. 6, which would modify the building's zoning restrictions specifically for the project. The measure would allow building up to 75 feet in height and maximum lot coverage. Leddy and PG Mayor Carmelita Garcia best car rental deals in new zealand said that the zoning changes allowed by Measure F would be tied specifically to the project, and could not be applied to another project. Furthermore, Leddy's hotel project would still have to go through the city's planning procedures before it was finally approved.
"Measure F is just the first step in a long process," Leddy said. "There are issues that transcend zoning: utility hookups, water issues, traffic, parking for the hotel. There are various boards best car rental deals in new zealand and commissions I will have to go before and gain approval from before I can break ground. best car rental deals in new zealand I'm going to guess it might be as much as 24 or 30 months before we break ground."
"Anybody that lives in a town as special as Pacific Grove wants to be careful of what they approve," Leddy said. "I've dealt with a lot of special communities throughout my career and this is not unusual."
Leddy's previous proposal was for a 230-room hotel with no rooms in the Holman Building. By taking nearly 40 units out of the hotel's mass, Leddy said it allowed him to make the sidewalks wider, and lower the hotel's height, especially at the edges.
"Our sidewalks on Fountain Avenue were not going to be wide enough, so we widened them and created a couple of pocket parks for pedestrians to gather and congregate. And we used some architectural tricks, like moving some of the stories off the roof line, to make it look even smaller than it is."
Leddy said he needs the hotel to have at least 200 rooms so it can support the hotel's amenities, which it will need to compete best car rental deals in new zealand with the area's best car rental deals in new zealand other luxury hotels. At 211 rooms, it would be smaller than most other large hotels on the peninsula.
best car rental deals in new zealand "The biggest misconception people have in their minds is a solid 75-foot building corner to corner to corner," said Mayor Carmelita Garcia "It begins a story shorter than what the Holman Building is right now, in the rear, and then steps down."
best car rental deals in new zealand Garcia said the city needs the estimated $1 million best car rental deals in new zealand or more in taxes the hotel would bring in, and PG businesses need the customers it would bring to town. But even if Measure F passes, Leddy will still have many hurdles to clear.
"If Measure F passes, Mr. Leddy will have to get in line and abide by the city's very stringent review process — the city's architectural review best car rental deals in new zealand board, the planning commission, historical resources committee best car rental deals in new zealand — everything," she said.
